Stone Park advances senior housing application, seeks final drawings by Feb. 15

The Village of Stone Park is moving forward on a proposed senior housing development and has begun paying for legal and planning work as it prepares final drawings due Feb. 15, 2026. Mayor Beniamino Mazzulla told the Board that the project’s initial application has been approved for the first phase and that the village is working to meet the state deadline for submission of final plans.

An invoice from Burke Burns & Pinelli Ltd., #45181, for $373.50 was presented as legal services related to the application, including drafting a resolution and assistance with submission to Springfield. The mayor said the firm was recommended because of its experience with Illinois Housing Development Authority projects.

Mazzulla said the development will be strictly senior housing rather than condominiums for sale, will not be operated by the Village, and that prospective residents must apply and meet eligibility requirements. He said the village expects increased property tax and water revenue and additional residents and voters if the project proceeds.

Trustee Marco A. Gutierrez presented the invoices as part of the finance packet for board consideration. No formal vote on the project or invoices was recorded in the minutes; the Board was told the village is preparing final materials for the Feb. 15 deadline.
