The Board of Zoning Appeals of the Village of Old Westbury on May 11 approved variances for Zahid and Uzma Syed at 136 I.U. Willets Road to permit multiple exterior alterations, including a driveway, new curb cut, brick and stacked-block walls, entry piers and gates, a guardhouse and an outdoor masonry bar.
Member Pasquale Zito moved to approve the application; Member Kavneet Sethi seconded, and the motion carried. The transcript records the approval but does not specify vote tallies; the Board said a written Decision & Order will follow.
The Syeds sought a 43.4-foot variance from Article IV A §216-22.10C (which requires a minimum 75-foot corner-lot setback for a guardhouse) by proposing a 31.6-foot setback, and a 39.2-foot variance from Article IV A §216-22.10A (rear-yard setback for an arbor) where 75 feet is required and 35.8 feet exists. The Board’s approval was expressly conditioned on the applicant maintaining the arbor located in the rear of the property.
The approval permits other site work the applicants described, including catch basins, yard drains, a septic tank and drainage systems. The record notes that the Board will issue a written Decision & Order that will document the conditions and findings required by local regulations.
