The Portsmouth Historic District Commission voted to approve a proposed one-story, roughly 1,000-square-foot rear addition at 304 Maplewood Avenue after a presentation from the applicant's architect.
Mark Janae of Portsmouth Architects summarized the plan: the addition would be built off the rear of the existing commercial building, match the existing clapboard and roof materials, and provide four additional office spaces. Janae said the addition steps down from the main roofline so it remains visually subordinate to the existing structure.
Commissioners questioned visibility from the nearby millpond and whether new mechanical equipment might be visible; Janae replied that the addition should be largely screened and that any condensers would be placed and screened as necessary. There were no members of the public who rose to speak during the public hearing portion.
A motion to approve the application as presented carried. The commission recorded the approval as an administrative-level decision at the meeting; staff will note the approval in the planning department files and confirm any minor stipulations (for example, retention of half screens on windows) as part of the permit paperwork.
The decision means the applicant may proceed with building-permit applications consistent with the approved plans. If the applicant returns with materially different plans, the commission will require a new filing.
