Edmond Planning Commission approves two plats, denies Liberty Creek preliminary plat

EDMOND, Okla. — The Edmond Planning Commission handled three public‑hearing items at its June 2 meeting, approving two and rejecting one.
The commission approved a deed certification (Case DD26-2) for a property at the northwest corner of Coffee Creek and Coltrane, which divides an unplatted 9.7‑acre parcel into two parcels (approximately 5.4 and 4.3 acres). Staff recommended approval and the motion passed 5-0.
The commission also approved a final plat replat (Case PR20021) for Lot 1, Block 1 of Thomas Center 2 — a roughly 3.2‑acre site at the northeast corner of Thomas Drive and Garage Drive. The replat will create one lot for each of four existing buildings; the commission approved the replat 5-0 and the item will move to city council on June 22 for final action.
On the Liberty Creek preliminary plat (Case PR26-00004), staff recommended denial because the proposed plat, as presented, did not conform to several elements of the Liberty Park East PUD (Z23-15), including required lot variety, street/alley configuration and distributed open spaces. The applicant contested the staff findings and described engineering and deed‑restriction proposals to address staff concerns, but the commission voted 0-5 to deny the preliminary plat.
No additional citizen comments on general planning matters were received before adjournment.
