The Site Review Advisory Committee deferred action March 3 on an amended site plan for 3 or 4 Maplewood Avenue (applicant: Planet Fitness) after staff and TAC members flagged nonconforming parking geometry and potential ADA deficiencies.
Joe Coronati of Jones & Beach Engineers explained that the building is historic and that prior site plans from 1988 and 1995 show the current parking layout, which the applicant preferred to retain. "If that plan is valid and you leave it as is, then you'd be best," a staff member said; Coronati noted he would verify whether the older plan was formally approved by the city.
TAC members emphasized the need to confirm whether earlier approvals allow parking in front of the building and whether the current ADA van space and access aisle meet modern standards. The committee directed the applicant to verify historic approvals and return with clarifications; the item was postponed to the next TAC meeting.
