Shady Acres 3‑lot subdivision put on hold as Planning Board awaits DEC guidance on invasive species

Lot sizes shown on the plan are Lot 1: 3.7 acres; Lot 2: 1.28 acres; Lot 3: 2.34 acres. The parcel lies within the Albany Pine Bush Preserve Management Area and the applicant's plans indicate deed-restricted areas on Lots 1 and 3.
Town Planner Ken Kovalchik said the board, the Town Engineer and the chairman walked the site prior to the meeting. Chairman Stephen Feeney said the Planning Board is awaiting guidance from the New York State Department of Environmental Conservation on how to handle the identified invasive species and that the Highway Superintendent requested a snowplow turnaround at the site. Town Engineer Jesse Fraine recommended the plans more clearly define limits of disturbance and show where existing contours meet proposed contours. The board discussed methods to mark deed-restricted areas, including signage and pins to denote boundaries and restrictions.
Residents voiced concern about the invasive jumping worm and potential environmental impacts and fragmentation to the Pine Bush. The board decided to await DEC guidance before making a SEQR determination. The application was tabled and the meeting was adjourned at 9:13 p.m.
