A Beaver City planning panel on Tuesday approved a conditional-use permit for a proposed millwork and cabinet shop on a 4.57-acre parcel north of Fish Lake Lumber.
The applicant, identified in the meeting as Boyd Junior, told the panel he plans to build “about a 15,000-square-foot building” for millwork and cabinet manufacturing. Committee members and staff discussed zoning, utilities and truck access before approving the permit by voice vote.
The panel considered that the property is zoned Central Development (CD), where agriculture is permitted by right but most other uses—including millwork, veneer, plywood and prefabricated wood products manufacturing—require a conditional-use permit. “Millwork, veneer, plywood, prefabricated wood products, manufacturing” were listed as the uses the applicant sought to authorize, the chair said.
Staff noted that nearby parcels are zoned the same and that five property owners within 300 feet had been identified for notice; committee members reported that no objections had been raised during the meeting. The applicant displayed a site map and described the location and roadway access; members asked about truck traffic and delivery sizes, and the applicant said large, frequent tractor-trailer deliveries were not expected.
The chair and the applicant also discussed development steps that remain, including a recently received survey and utility work. The applicant and staff said they would continue to work through topography, sewer connections and other development-review requirements before any building permits are issued.
A committee member moved to approve the conditional-use permit subject to compliance with local zoning ordinances; another member seconded the motion and the panel approved it by voice vote. Earlier in the meeting the panel approved the administrative minutes and then adjourned.
