At its April 9 meeting the North Logan Planning Commission forwarded a unanimous positive recommendation to City Council for the Bullen Brothers Subdivision Phase 3 preliminary plat (SUB-2026-02), a commercial subdivision linked to the Wolf Pack Commons master plan.
Staff summary (Scott Perkes) described the plat as individual commercial lots with shared common areas to be managed by an ownership association. Perkes said full underground utilities (water, sewer, secondary irrigation) would be installed up front and that on-site stormwater retention would be required.
Traffic and access planning called for multiple access points for safety, including mid-block access to 2500 North and alignment with school access on Wolfpack Way; staff also noted potential but not guaranteed future access to 2600 North. Landscaping proposed at 19% was supported by staff even though the new zoning would require 35%, with staff noting the lack of a residential component as a reason to support the 19% figure.
Commissioners expressed strong support, calling the project a model of General Plan implementation and praising developer-city collaboration. Commissioner Gavin Payne moved to forward a positive recommendation for the Preliminary Plat Improvement Plan incorporating staff recommendations and findings; Deidra Hartwell seconded and the motion passed unanimously.
