The Danbury Planning Commission on June 5 voted to issue a positive referral to the zoning commission on a petition to rezone a parcel on Joe’s Hill Road from RA-80/RA-40 to RA-40.
Planning Director Jennifer told the commission the affected parcel totals approximately 2.65 acres for the zone change (including right‑of‑way) and that staff finds the request consistent with the future land use map in the city’s Plan of Conservation and Development. "Staff has no objection to this," Jennifer said in presenting the referral, noting the rezoning would correct a lot that is currently bisected by two zoning districts.
Jennifer said that, under RA-40 rules and if the owner pursued a lot split, the property would be entitled to a free split (a first cut) yielding two lots; if subdivided beyond that, it would trigger formal subdivision review. Commissioners asked about neighboring lot sizes and whether the lots could meet setbacks and development boxes; staff said those details would be addressed at subdivision review if the owner pursues further division.
A motion for a positive referral was made and seconded on the record and carried by voice vote; the matter will be considered at the zoning commission public hearing scheduled for June 11, 2024.
