Commission approves Title 5 upgrade at 2 Spindrift Lane with standard conditions

Sam Iameli of JC Engineering presented a Notice of Intent to replace an existing cesspool at 2 Spindrift Lane with a modern Title 5 nitrogen‑reducing system: a 1,500‑gallon septic tank with a microfast insert, distribution box and 10 concrete leaching chambers. The property sits in a velocity zone and abuts dunes, salt marsh and a coastal bank; Iameli said the system was sited on the northeast side of the dwelling to maximize separation from resource areas.
Natural Heritage and Endangered Species review was noted as complete with a determination of no adverse effect. The applicant described decommissioning the existing cesspool (pump and fill with clean sand) and said only small equipment would be needed for materials movement. Commissioners asked about tree removal and access; engineer said no major trees would come down and heavy equipment would be avoided near the dune.
The commission closed the hearing, adopted the conservation agent’s standard order and voted to issue the permit with those conditions.
