The Brielle Planning/Zoning Board on Jan. 13 approved variance relief for Carl and Caryl Voorhees at 100 Ocean Avenue to remove an existing sunroom and construct a two-story front addition, a rear second-story infill and a new paver patio. The project requires front-yard setback relief and a slight building-coverage increase.
Attorney Mark Aikins presented the application; architect Mary Hearn described the proposed dormer and additions and submitted multiple exhibits (aerial map, colored elevation renderings and exterior/interior photos). The board discussed site details including a shed not previously noted on plans and existing fencing that encroaches in the Ocean Avenue right-of-way; the fence requires separate approval from Borough Council. The resolution requires the applicants to submit an as-built survey within 45 days of construction completion and to apply to Borough Council for an encroachment permit within 90 days; if Council does not permit the encroachment the fence must be moved to comply.
Board members voiced support during deliberation and the motion to approve passed by roll call with conditions.
