Bernadette Aronson testified she moved to the home four years ago and that her husband is now wheelchair-bound; she said the proposed roughly 9-foot-deep, 20-foot-wide open porch and an access ramp will allow him to wheel out to the porch and sit outside. Board Engineer Alan Hilla reviewed the plans and the board agreed to waive the usual requirement for a new survey because the proposed improvements affect only the front yard; Hilla confirmed he could scale the larger plan provided.
The board’s attorney, David Clark, set conditions in the resolution that the porch remain open (roof but no walls) and that applicants pay all taxes and comply with any outside approvals required by other governmental authorities. The board found the lot’s irregular shape and lot-depth deficiency justified C-1 variance relief. G. Kevin Callahan moved to approve the application; James Stenson seconded. The motion passed by roll call; the resolution notes two members were not eligible to vote on this matter and records the full roll-call approval.
The decision includes standard post-approval conditions: the porch will remain open and the applicants must meet any additional municipal or outside-agency requirements before construction begins.
