North Berwick — The Planning Board on March 12 continued its review of Beech Ridge Crossing, a proposed 10‑lot subdivision by Goodrich Farms LLC spanning Residential II and Farm and Forest districts, and rescinded a previous sketch‑plan acceptance.
Representatives for the applicant — including Troy Williams, Jeremy Frantz, Isaiah Plante and Gordon Smith — were present to clarify the application after the board revisited whether the proposal fits Article 5.2.5 (planned unit development / open space development). Board members raised concerns that one and a half lots fall in the Farm and Forest district and questioned whether the submission met requirements for commonality within building groupings.
Justin Perry specifically asked about the amount of open space; the applicants said the plan accounted for 12 acres of open space, which includes approximately 1.44 acres of wetlands or vernal pools. The board requested adjustments to road frontages and side setbacks and asked the applicant to return with revised drawings. Mark Reed moved to continue the discussion; the motion passed 5-0.
Separately, Mark Cahoon moved to rescind the vote from the prior meeting that had accepted the Beech Ridge Crossing sketch plan; Justin Perry seconded and the motion passed 5-0. The rescission requires the applicant to submit revised plans addressing the board’s concerns before the board will consider acceptance again.
The board also tabled a planned Zoning Ordinance Workshop to a later date. The applicant is expected to return with revised materials addressing frontage, setback and open‑space calculations.
