Shawn Woods, representing Woods Construction, told the board the proposal would not include new road construction, would not create an HOA or deed restrictions, and would result in four lots each just under 2 acres. Woods said a site walk revealed no initial drainage issues but that the board would await a drainage study and comments from reviewers before scheduling a public hearing. Planning Coordinator Matthew LeConte said turnaround and access concerns on the dead‑end road would be addressed by the Road Commissioner and the Fire Chief.
Board members asked for contours at 5‑foot intervals and clearer delineation on the survey map. David Ballard asked whether the fire department had checked the turnaround in the area; LeConte said that review is handled administratively by road and fire officials. Jack Olea moved to accept the sketch plan; Mark Reed seconded and the motion passed, 5-0.
The board’s acceptance is for the sketch‑plan stage; final approvals will depend on the pending drainage study and any reviewer comments. The board did not schedule a public hearing at the March 12 meeting.
