Planning board sends sign-variance referrals for Newburgh Shoppes Phase III and approves ARB signage

The Town of Newburgh Planning Board on May 21 authorized the Building Department to refer required sign variances for Newburgh Shoppes Phase III to the Zoning Board of Appeals and approved the applicant’s ARB signage drawings.
Kelly Libolt, project representative with KARC Planning Consultants, said the application proposes two wall signs on a three-story building behind Cosimo’s for a tenant managed by Extra Space; one variance is needed to place signage higher than the first floor and a second variance is needed to permit signage on the rear (north) side facing Lowe’s. "We're proposing two wall signs on the three-story building," Libolt said, adding the owners involved are Nicolas DiBrizzi and Nick Citera.
Code Compliance and MHE staff discussed how to process the non-compliances; the board directed referral to the ZBA and determined the sign variances could proceed without County Planning review. The board then voted to authorize the referral and separately approved the ARB signage drawings by unanimous roll call.
What’s next: The Building Department will prepare the referral to the ZBA on the two sign variances and the applicant may pursue a variance hearing; ARB approval stands subject to any ZBA action on the variances.
