The Saratoga Springs Design Review Board voted July 30 to approve final window and siding details for the proposed mixed‑use building at 3030½ Caroline, choosing the applicant’s option B after extended review and applicant presentations.
George Olsen of Olsen Associates Architects walked the board through the chosen materials, including an iron‑spot brick described as having natural variation and a stacked‑bond treatment on some elevations. Olsen said the design team eliminated fiber‑cement board on the east elevation and widened ground‑level columns to better relate to the street context. The board focused discussion on two fenestration schemes: one with larger floor‑to‑ceiling glass and one with narrower punched windows. Several members said the narrower punched windows better matched neighborhood scale and rhythm.
Chair praised the revisions as “a 100% improvement,” and board members including Ms. Kavada and other voting members favored option B. Miss Kavada moved the motion to approve the application as submitted with option B; Mr. Bennett seconded. The motion carried without recorded opposition.
The board’s approval is limited to the materials and fenestration as shown in the chosen option; any subsequent material changes or alternate glazing/metal panel choices will require further review.
Olsen told the board the team can provide a 10-by-10 mockup of the brick for final review; the board encouraged that step. Staff will record the approval and issue any standard conditions through the planning department.
