MEREDITH — The Meredith Zoning Board of Adjustment on Feb. 12 approved variances that allow an expansion of a nonconforming garage, the construction of a covered porch and increased lot coverage for a property at 122 Main Street.
Carl Johnson, representing applicants Jason Greenberg and Meredith Levetin, told the board the property is a small pre‑existing dwelling in a neighborhood where many lots and structures are nonconforming. Johnson said the requested variances would permit modest, reasonable improvements without diminishing surrounding property values. He noted the applicants have invested in upgrades and are planning renovations as they prepare to relocate to Meredith.
The board applied the usual five variance criteria and voted unanimously to grant the relief, including approval for a 28.4‑foot rear setback where 40 feet is required and a 2‑foot side setback where 10 feet is required, and for lot coverage at 38.5 percent where the ordinance allows a maximum of 30 percent. The board’s motion states approvals apply only to the plans on file and that all state and federal requirements and required permits must be satisfied before a certificate of occupancy is issued; an as‑built plan by a New Hampshire‑licensed land surveyor may be required by the code enforcement officer.
The votes were 5‑0 in favor, and each variance is subject to the ZBA’s standard 30‑day appeal period.
No members of the public spoke for or against the applications during the hearing.
