The Lisbon Falls Planning Board voted to approve the site-plan application for Little Extra Storage at 675 Lisbon Street (Map U05 Lot 235).
During a presentation of the plan, the applicant’s consultant described a three-entrance layout with a single exit to create a counterclockwise circulation pattern around the self-storage buildings. The consultant said the plan uses painted arrows and “enter/not exit” signage to steer traffic and that one driveway will remain the primary exit across from Bend Street. On wetlands, the consultant noted the plan relies on a 02/2022 delineation and said changes from a 2018 delineation do not affect developable area.
North Star Planning staff told the board their memo left a limited set of review items and said “a motion could be made tonight if the board feels the standards have been met.” Board members queried sight distance, the size and placement of landscape islands and whether the proposed exterior lighting would affect adjacent properties. The consultant said the lights are small fixtures similar to those on the neighboring property and that the revised circulation would reduce vehicles facing neighbor properties.
Committee member (board member) moved to accept the application and recommended approval; another member seconded. The board voted in favor and the Chair read a finding that, based on the submitted plans, written and oral communications and public records, the site-plan application satisfied the applicable standards.
The approval is limited to the plans and materials submitted and recorded with the town; the board discussed returning required paper and digital plan copies to town staff for the file.
The board adjourned discussion of the application and moved on to other agenda items.
