Planning commission recommends final approval for Oakglen homes subdivision with buffer and stormwater conditions

Representatives of Sheffler & Company and Oakglen Homes told the Ross Township Planning Commission on Jan. 22 that a revised geotechnical report has been submitted for the proposed single-family subdivision at 198 Oakglen Road (L/B #352-P-45).
Katrina Harmel of Sheffler & Company, developer representative Matt Marshall, and Oakglen representative Adarryl Dreher said the project involves single-family homes for sale; the presentation initially referenced 19 dwellings, but Harmel later stated the proposed residential development will consist of 18 homes. Prices were described as expected to exceed $500,000.
Brandon Wiltrout, the township engineer from Gibson-Thomas Engineers, said most review comments in the township review letter have been addressed, with a few remaining items related to third-party coordination. A reviewer for Gibson-Thomas concluded the geotechnical report met the standard of care.
During public comment, resident Robert Gaertner raised questions about the buffer between the development and existing homes and emphasized protecting current residents from additional traffic. Resident Darlene DiDonato asked about the price point and the amount of fill; the applicant said the site is being designed to balance the fill.
The planning commission determined that the plan meets the terms of the Subdivision and Land Development Ordinance and the Zoning Ordinance, and recommended that the Board of Commissioners grant final approval of SP-25-3 (Preliminary/Final LDP for Oakglen Road Property Plan No.1) subject to potential conditions including a buffer easement to be placed in the deeds of lots 101 and 119 and developer's-agreement verbiage connecting existing stormwater inlets at the end of Ilex to the proposed system. Voting in favor were Chairman Jim Wigal, Bridget Watson-O'Brien, William Grady, Eric Fullerton, Joseph Argenas, Edward Nassan, and Matthew Kruth. Absent: Ken Petri and Michael Stephens.
Next steps: The recommendation will be forwarded to the Board of Commissioners for final action; the developer and township staff must complete remaining third-party coordination and include the noted deed and developer agreement language if the BOC approves the plan.
