Mahwah Environmental Commission approves multiple site plans, rejects one over tree and soil concerns
Summary
The commission approved several local site plans and four tenant applications March 11, 2026, but rejected a building‑addition application for 15 Brookwood Drive because applicants did not provide required tree‑removal documentation, had inconsistent soil‑movement figures and left stormwater needs unclear.

The Township of Mahwah Environmental Commission approved several site plans and four tenant applications at its March 11, 2026 meeting, but rejected one house‑addition proposal over deficiencies in tree‑removal, soil‑movement and stormwater documentation.
The commission approved Docket 26‑1614 for Rivian LLC (16 McKee Drive) following a motion by Commissioner Hayden McClure and a second by Vice Chair Jack Pfister. The record indicates the motion carried with all members in favor. The panel also approved EPS‑25‑3756 (Joe Pantano, 23 Deerfield Terrace) with conditions: commissioners asked staff to confirm whether the project indeed involves “no tree removal” (plans show one tree) and requested zoning planning staff review allowable ancillary structures.
In a contested review, the commission rejected EPS‑26‑3766, an application by Dosik Jung for a building addition at 15 Brookwood Drive. Commissioners cited three specific deficiencies: the application lacked a required tree‑removal application and a reasonable justification for removing trees; the soil‑movement calculations contained inconsistent numbers and did not clearly identify the location of exported or imported material; and the need for an extensive stormwater runoff system was not adequately explained. The rejection followed a motion by McClure, seconded by Pfister, with members voting to deny the application until the applicant supplies the missing documentation and clarifications.
Other plans were approved with conditions. Docket EPS‑26‑3768 (Gary Haig, 5 Squire Court) was approved after the commission requested that imported stone be included in fill totals and that the applicant specify exported‑soil locations. EPS‑26‑3769 (Christopher Keosayian, 115 East Crescent Avenue) was approved with comments noting that no trees would be removed per submitted plans.
The commission also reviewed and approved four tenant applications: TA #26‑0007 (Home Run Driving School, 164 Franklin Turnpike), TA #26‑0008 (Garage 19, 200 Franklin Turnpike), TA #26‑0009 (Atlantic European Auto Service, 164 Franklin Turnpike), and TA #26‑0010 (United Refrigeration, 330 Franklin Turnpike).
Commissioners characterized the denial of the Brookwood Drive plan as a technical rejection tied to lacking documentation and data rather than a policy determination. Next steps for applicants who received conditional approvals include providing the requested clarifications on tree protection and soil‑movement before final administrative sign‑off.
