The Hyde Park City Council approved the Muir Village development agreement and its preliminary plans, authorizing staff to attach updated renderings and to correct a clerical unit-count error noted during the meeting.
Staff told the council the agreement bundles preliminary plan approval with the development agreement exhibits. The presentation noted the residential breakdown as 116 total units (a staff correction was requested during the meeting: the agreement language should read no more than 116 units rather than 128), plus 12 condominium/apartment units above commercial, and specified the commercial square footage and permitted uses attached as exhibits.
The agreement includes commitments of public park space adjacent to the middle school, required public improvements, and water-dedication language (staff said the developer will provide five shares toward city water requirements and must retain sufficient shares to irrigate outdoor acreage or pay the fee-in-lieu). Councilmembers discussed phasing, allowed uses and how commercial on the corner would be managed; staff and the developer agreed to add updated design exhibits for council reference.
A motion to approve the development agreement and preliminary plat, with the exhibit additions and the unit-count revision, was made, seconded and passed by voice vote.
Next steps: staff will attach updated renderings and finalize the development agreement exhibits. The developer will submit final construction drawings, plats and any outstanding attachments required by the agreement before building permits are issued.
