The Dennis Planning Board unanimously endorsed an adjustment-and-review for 16 Pond Street and 18 Loring Ave on June 16, approving a plan that moves internal lot lines and adds dimension notes requested by a lender but does not create an additional lot.
Paul, a member of the town planning staff, said the submitted plans are the same as the version the board approved last year except for a few added dimension notes the bank requested. "It's the exact same plan," Paul said, and described the changes as minor clarifications to setbacks and interior dimensions.
Liz Patterson moved to endorse the A&R prepared for Derek S. Peterson by EAS Survey Inc., plans dated Jan. 24, 2024 and amended 05/25/25; the motion was seconded and carried by roll call with all members present voting in favor.
The board noted that both properties have sufficient frontage and area and that the change does not alter lot counts. The planning staff said the final signed plans can be completed after the meeting. The board did not attach conditions beyond the normal signatures and recording procedures.
