Planning Board recommends special exception for US 1 Automotive 2 auto-repair bay on Commercial Boulevard

The Tamarac Planning Board on a 5-0 vote recommended that the City Commission grant a special exception to allow a minor vehicle service and repair shop (US 1 Automotive 2) to operate in Unit 2 at 2532 West Commercial Boulevard.
The applicant, Ivy Marlin, said the proposed operation will occupy a 1,722-square-foot bay and provide standard minor automotive services — air-conditioning, brakes, transmissions, battery testing, general engine diagnostics and towing. Marlin told the board the business has been operating since November and that the plaza has historically hosted automotive-related uses.
Planner Christian Waterbaugh, with the Community Development Department, explained that the MUC (mixed use corridor) zoning table lists "vehicle service and repair, minor" as a use permitted by special exception under section 10-3.2 of the Tamarac Code of Ordinances. He said the special-exception review lets the board evaluate location, design and operational conditions to mitigate potential adverse impacts on surrounding properties.
Board members asked whether the shop was already in operation and whether equipment would be stored outdoors; Marlin confirmed the shop has been operating and said there would be no outdoor storage and that hours would be 8 a.m. to 6 p.m. Monday through Saturday and 10 a.m. to 4 p.m. on Sundays. The board reviewed photographs and the proposed floor plan before taking action.
After discussion the board moved to make a favorable recommendation to the City Commission with the conditions outlined by staff; the clerk recorded the motion as passing 5-0. The recommendation goes to the City Commission for final approval.
The hearing was conducted under quasi-judicial procedures: the city attorney explained admissibility rules, the order of presentation and swore in witnesses before testimony began.
