Board members concluded the proposal requires two area variances because illuminated signs are not permitted in the village’s Gateway Corridor district and the proposed single‑side area (24 square feet) exceeds the 16 square‑foot maximum for a freestanding sign. The Saratoga County Planning Board issued a referral dated April 9, 2025, finding no significant county‑wide or intercommunity impact but advising that the sign’s lighting not interfere with traffic on New York State Route 9N, that sight distance at the site exit be preserved, and that the sign not be placed within the State Rt. 9N right‑of‑way.
Chair Phyllis Morreale moved to send the Cleveland application to the Zoning Board of Appeals for variance review; the motion was seconded by Rickey DiLorenzo and carried unanimously. The Planning Board did not act on the sign permits or variances itself and directed the applicants to pursue the ZBA process.
The board also recorded approval of the February 28, 2023 meeting minutes at the start of the session.
Next steps: the applicant will present the sign permit request and variance arguments to the Zoning Board of Appeals; no ZBA date was announced at the Planning Board meeting.
