The applicant said the merged parcel would total 5.13 acres, retain existing screening and provide 27 parking spaces for staff and visitors.
Why it matters: The site is in an agricultural zoning district where contractor yards are allowed with conditions. Neighbors asked whether heavy equipment, trailers and log‑splitting activities that occurred in the past will continue and sought clarification on hours, vehicle counts and stockpile materials. Planning staff requested a letter enumerating types/number of vehicles and intended paved areas and flagged a possible stormwater/discharge permitting question. The board continued the hearing to June 23, 2026 to allow the applicant to provide those details.
Proposal and waivers: Counsel said the current contractor’s yard has operated since a 2017 approval and that Outerland proposes to add a 4,000 sq ft accessory building, maintain existing buffering and repurpose existing paved areas for required parking. Counsel requested waivers for a full lighting plan and for additional landscaping plan detail and asked the board to waive a traffic study; staff and some board members asked for a list of equipment, expected hours of operation and confirmation about stormwater permitting.
Neighborhood comments and applicant response: Several neighbors spoke: one said chainsaw and firewood operations occurred historically and asked whether heavy trucks would return; another praised the current operation's upkeep. The applicant said the tree farm area will remain and that the team will submit an itemized response to the engineering referral and specify vehicle/equipment storage plans before the continued hearing.
Next steps: The board voted unanimously to continue the special permit and site‑plan review to the June 23, 2026 meeting to give staff time to review the applicant’s supplemental materials and to allow the public to receive and comment on those additions.
