Corporate Woods HOA urges board to reject KI Academy’s plan to convert office building to private school

Julie Schnell, president of the Corporate Woods Homeowners Association, used public comment to oppose an application filed by KI Academy to convert the existing four‑story office building at 2275 Cab Drive into a private school with a new gymnasium and outdoor athletic facilities.
Schnell told the board the project asks for roughly 20 separate departures from the planned unit development standards, which she described as a wholesale dismantling of zoning safeguards. "Allowing a private school entirely disrupts the quiet enjoyment of the area... the building as it stands today already required a special use permit when it was originally constructed," Schnell said, adding that the vertical, four‑story office configuration complicates emergency egress and that the property is underparked for the proposed use.
She also argued the conversion would provide no property tax benefit because the school would operate as a 501(c)(3) nonprofit and warned it could set a precedent for further nonprofit expansions in the corridor. Schnell asked to meet with trustees individually and said her group had submitted a letter with additional details.
Board members took the comment for the record. No formal application decision was made tonight; planning and zoning processes and any formal hearings will proceed through the village review channels.
