Washington County Commissioners Court approved the final plat for the Estates at Mount Vernon subdivision on June 2, clearing the way for nine lots along Oldgate Hill Road and Mount Vernon Road.
Planning staff told the court the proposed subdivision consists of nine lots with minimum size about 1.515 acres, an average of about 1.97 acres and a maximum of about 3.552 acres. Staff flagged an existing oil‑and‑gas pad on Lot 1 and a pond that lies largely on Lot 4 with discharge affecting other lots; these site encumbrances make building and shared infrastructure (for example, onsite sewage facilities and shared pond discharge) more complex than typical subdivisions.
Staff said developers and prospective buyers must reach agreements describing maintenance and responsibilities for shared features and that, although the lots are buildable and meet requirements, the site’s encumbrances mean purchasers should perform due diligence. A commissioner asked whether property owners must be notified; staff said notification is not required but recommended due diligence and clear disclosure through legal documents.
The court approved the final plat by voice vote. Staff advised the developer to communicate encumbrances and maintenance obligations to buyers as sales proceed.
