The Enfield Planning Board unanimously approved a voluntary merger of two contiguous lots owned by Susan Baxter (Tax Map 51, lots 118 and 119) during its March 11 meeting. The chair introduced land use case P26-3-1 and staff confirmed the deeds for both parcels were in Baxter’s name, a prerequisite for recording a merger.
Board members asked whether either parcel carried a mortgage; staff and the applicant indicated none existed. Staff noted that under state law a mortgage would require written consent before the application could be processed, and that this condition was not present for these lots. Following brief procedural questions the board moved and seconded approval; the motion passed unanimously.
Staff described the paperwork required to record the merger, referred to in the meeting as a 'notice of action,' and asked the applicant to sign and date the form so it could be recorded at the registry. The board said it would provide electronic copies of the findings to the applicant the next morning.
Next steps: staff will finalize signatures and file the notice of action with the registry to complete the merger record.
