The Fishers Flag Committee approved primary plat PP-26-2, a minor subdivision of a 4.58-acre property at 14150 East 113th Street known as Pax Collins Estates, during its June 3 meeting.
Christy Cashion, Community and Economic Development staff, presented the proposal and recommended approval. "Staff recommends approval of primary plat PP-26-2 with the condition that all TAC comments are addressed," Cashion said. She told the committee the parcel is currently a single lot in R2 residential zoning and that the proposal would divide it into two lots, with the existing home remaining on Lot 1 and a new single-family home proposed for Lot 2. She said no waivers were requested and that all lots meet the minimum requirements of the Unified Development Ordinance.
In questions that followed, committee members asked about the new lot's width and the orientation of a future house. An applicant present described the new lot as "plenty wide," adding it was "like 200 ft wide." Committee members and staff discussed access arrangements: Lot 1 will use the existing driveway from East 113th Street, and Lot 2 will gain access via an ingress/egress easement across Lot 1. Staff recommended designating a non-access lot on the south side to prevent a second driveway and noted a 25-foot sanitary/drainage/utility easement that could overlap the ingress/egress easement.
The presentation also noted a right-of-way dedication tied to the plat. The committee was told the half-right-of-way is being increased from about 45 feet to 50 feet and that roughly 0.9 acres will be dedicated as part of that change (figure stated in the meeting). Those numeric details were given in discussion and are recorded as approximate in the minutes.
A motion to accept PP-26-2 as presented, conditioned on addressing TAC items, was made and seconded. On a roll call, Miss Stler, Mr. McKe and Mr. Hillary each voted in favor and the motion passed. The committee also approved the meeting minutes from Dec. 3, 2025 earlier in the session. With no new business or staff communications, the committee moved to adjourn.
