The Board on June 1 held over action on parking and landscape‑island waivers for a proposed Sheet Metal Workers training center at 2449–2453 Slava Creek Parkway, citing unresolved questions about required spaces, the placement of landscape islands and rights‑of‑way constraints.
Applicant George Kohl told the board the site will house training that typically peaks one evening a week and proposed 35 parking spaces on site, with additional spaces on adjacent office properties owned by the union. "We fit as many in there as we can," Kohl said, noting the training occupancy would be about 30 people. Staff explained the site plan, when counted against city parking rules (office, classrooms and open training area), produced a requirement of about 42 spaces and that the applicant therefore shows a shortage of seven parking spots as submitted.
Board members and staff also discussed a landscaping rule that requires a landscaped island for every run of more than 12 continuous spaces; adding islands as drawn would further reduce the applicant's proposed count. Staff clarified revisions that remove or relocate islands would require a new advertised hearing and associated fees. The applicant asked for and received a 30‑day holdover to revise the application and re‑advertise the requested relief.
Next steps: applicant will revise the site plan to address island placement and parking count and return for a public hearing after required notices are issued.
