The Board of County Commissioners on June 2 approved a Planned Unit Development rezoning and preliminary site plan for two parcels at 322 & 340 Kerman Road that will accommodate 117 fee‑simple townhomes.
Planner Don Ariano summarized the proposal as a 19.58‑acre PUD with 117 townhome units arranged in 18 buildings, three dry detention tracts totaling about 3.26 acres, and approximately 1.71 acres set aside for conservation and wetland buffers. Ariano said the project includes a 0.55‑acre neighborhood park and that proposed lot coverage and heights are limited by the PUD to be below allowed maxima.
Applicant Jared Perser (WGI) told commissioners the PUD is intended to provide for‑sale townhome product with additional parking beyond minimum code requirements and preservation of wetlands; staff and the applicant agreed the project provides roughly 58% open space where the PUD minimum is 35%.
The applicant's traffic study estimated roughly 727 daily trips (about 54 AM and 64 PM peak trips). Commissioners asked about school‑bus staging on the two‑lane Kerman Road; Perser said buses would enter the site, turn at the internal roundabout and use a shelter near the access for pick‑ups and drop‑offs. Staff conditions include final landscape and tree mitigation plans, wetland determinations or ERP from the South Florida Water Management District, and a final traffic update reflecting nearby committed projects.
Following discussion, the board voted to approve the rezoning and preliminary site plan subject to the conditions outlined by staff.
