The Brown County Board of Zoning Appeals voted to grant docket 26-VAR-03, a rear-setback variance for property at 6862 Grey Wolf Drive in the Cordry-Sweetwater Conservancy District.
Staff reported the request involves reroofing and extending an existing 8-by-10-foot shed/bar to cover an existing stone paver patio; because the extension constitutes new construction the rear setback requirement applies. The petition seeks to retain a lakeside distance of roughly 14 feet where the ordinance requires 25 feet. Staff noted many nearby examples of reduced setbacks and recommended approval. Notices: staff said 23 notices were mailed and 17 were returned.
No petitioner or public opponents appeared at the hearing. Board members expressed no objection and moved to approve the variance; a roll-call vote recorded unanimous support among members present. Kayla confirmed staff will notify the petitioner of the approval.
The approval allows the owner to reroof and extend the shed roof over the patio as described in the application; conditions and the building-permit process still apply.
