The East Hampton Architectural Review Board approved a request to build a new single-family residence on Stony Hill Road that includes two barn-like volumes and a connector, allowing a pitched roof maximum of 35 feet under a height-exception provision. Builder Larry Kane told the panel the project will incorporate a fully restored historic Dutch barn salvaged from Palatine Bridge (circa 1790) and clad in 1x9 cypress that will weather to a silvery gray; stonework and cedar shingles will match the barn aesthetic.
Board members discussed technical documentation the ARB requires before finalizing records: roof heights must appear on the building elevations, lighting cut sheets and dark-sky–compliant fixtures must be shown on elevations, and a material callout must indicate that the spandrel between floors will be cypress rather than a metal band. Members also pressed the applicant to provide documentation (survey/recordable covenant or equivalent) to explain how the lot will remain in a configuration that preserves the setback/pyramid criteria that enable the 35-foot height exception. Staff and legal counsel advised that enforcement of subdivision/covenant requirements may rest with the building department or town attorney, but the ARB must record that criteria are met or will be documented before the permit is finalized.
A motion to approve the application as presented carried after members said they would condition approval on submission of revised elevations showing the measured top-of-building heights, the exterior lighting shown on elevations, and explicit material callouts. The board noted it would record the conditions in the resolution and follow up with building department staff to ensure the necessary legal documentation regarding subdivision restrictions is obtained.
