The Yreka City Council on March 3 approved a conditional use permit to convert 335 North Main Street from a professional office to a single-family residence, adopting Resolution 2026-10 by unanimous roll-call vote.
Planning Manager Aliyia Rolesra told the council the building was previously used as a residence in 2011, later reverted to commercial use, and now the applicant, Mr. Alan Lkins, seeks to convert it back to a home. Staff recommended approval after confirming the project meets zoning standards for an R2-compatible residential use in the commercial professional office zone and qualifies for a Class 1 categorical exemption under the California Environmental Quality Act because it reuses an existing facility with only minor interior modifications.
Rolesra said proposed interior work includes reinstalling a bathtub and stove, adding a fuel tank for the stove and upgrading electrical systems to current code; no exterior alterations or footprint expansion are proposed. Staff noted the public hearing was properly noticed and that property owners within 300 feet were mailed notice; no neighbors spoke in opposition.
Council members voiced support during deliberations. Council Member McCoy described the property as well maintained and said returning it to residential use would bolster downtown occupancy and align with the council’s interest in increasing housing stock. Council Member Davis said he supported returning the structure to single-family use.
Council Member Claire moved to adopt Resolution 2026-10 and Council Member Middleton seconded; the clerk called the roll and the motion passed unanimously.
What the action does: the resolution approves CUP 2025-89 for conversion of the existing office at assessor parcel number 053212040 into a single-family residence and adopts the staff-recommended CEQA Class 1 exemption. The approval includes the findings required by city zoning code for compatibility, public safety and utility availability.
