Commission approves rezoning at 333 Southport Parkway to allow climate-controlled storage and related uses

Glynn County planning staff presented and the Mainland Planning Commission approved ZM-26-5 on June 2, rezoning roughly 5 acres at 333 Southport Parkway from local commercial (LC) to planned development (PD) to permit a broader set of storage uses.
Senior Planner Christina Wright explained the request would allow climate-controlled storage buildings, vehicle and RV storage and traditional self-storage uses on the parcel that is currently limited under LC zoning to commercial parking and vehicle storage. "The PD of course writes in these additional storage options which include climate controlled storage buildings, vehicle storage, and traditional self storage in addition to RV storage and office space," Wright said.
During discussion commissioners asked whether the rezoning was primarily a housekeeping change to reflect existing uses or an expansion of permitted activity; staff and a commissioner noted LC historically permitted vehicle parking but not storage of household goods. Property owner Jim Bonds addressed the commission and summarized the developer's plan: "we just found that there's more demand for climate than for RV. So, in order to put climate buildings on a property that was five acres because of three acre requirement, we needed to go plan development and we're totally fine with not subdividing that property," Bonds said.
A commissioner moved to approve ZM-26-5 with the addition that the PD text explicitly prohibit further subdivision of the five-acre parcel; the motion was seconded and the commission recorded a favorable vote (show of hands noted by chair). The action updates the zoning classification from LC to PD and adds a plat/text caveat preventing future subdivision of the subject parcel.
Staff noted the rezoning is intended to provide additional storage options for the surrounding area (including RV parks and nearby residences) and to formalize uses already occurring on site; subsequent permitting and site-plan review will follow PD approvals.
