Staff noted the proposal consolidates eight parcels and will demolish the existing residential buildings to construct the warehouse with associated parking and stormwater facilities. The applicant has previously received a zoning hearing board special‑exception approval that included 14 conditions.
Applicant representatives said they are working with the township fire department on apparatus turning and are refining stormwater details; they also reported that the Act 537 planning approval was pending but expected soon. As one project representative put it during the discussion, "We should have that any day," referring to the pending Act 537 planning approval.
Commissioners moved and approved a recommendation for conditional preliminary approval, conditioned on resolution of staff and engineering comments and completion of outstanding agency reviews. The item will go to the township supervisors for final action once the technical items and agency permits are complete.
