The Tuscaloosa City Council voted June 2 to approve two rezoning petitions that planning staff and the planning and zoning commission had recommended.
Longleaf Engineering sought to rezone roughly 1.25 acres west of Lea Drive at 2093 Veterans Memorial Parkway from SFR1 to GC to permit a contractor's office with limited retail. Planning staff said the request aligns with the city's framework plan and the planning commission unanimously recommended approval. Tom S, representing Longleaf Engineering, fielded council questions about the intended use; no members of the public spoke against the request and the council carried the measure.
The council also approved a petition from Spectrum Properties LLC to rezone about 0.58 acres at 620–634 2nd Avenue East from SFR4 to MR2 to enable construction of six townhomes and one duplex (eight units total). Planner Zach (recorded in the hearing) said the request conforms to the framework plan and the planning commission voted unanimously to recommend approval. Christopher Sintel of Sentel Engineering answered technical questions; no public opposition appeared and the measure carried.
Why it matters: The Longleaf rezoning would allow commercial use consistent with the city's limited-commercial designation for the area; the Spectrum rezoning increases housing density in a traditional-neighborhood corridor, adding infill units the planner said the area needs.
