Board discussion emphasized that the subdivision itself does not pre-approve development. Members said the smaller lot could be retained as open space, offered under a future request-for-proposals to organizations such as RUPCO or Habitat for Humanity, or otherwise be reconfigured depending on engineering and future approvals. The board noted this project is being treated as a model for combining open-space and general-fund purchases and that the town will follow the normal application and review process before any development moves forward.
Members raised wetlands concerns, noting roughly four acres of wetlands may be present on the smaller lot and that engineering or lot-line reconfiguration could be necessary. The board classified the action as an "unlisted" SEQR action and said a long-form Environmental Assessment Form will be prepared. A public hearing on the subdivision was scheduled for the board's April 28 meeting.
