"I'm proposing a... a restaurant" she said during her presentation, and added that the project would not change the building structure.
The board’s planner recommended a site‑plan waiver because parking remains on Front Street and in the nearby parkway and the change did not require substantial site work. Board members asked technical questions about restrooms and kitchen ventilation; Miss Tondorf said both restrooms are ADA compliant and that she will install a new, code‑compliant kitchen hood and ventilation system vented through the roof.
A nearby property owner (last name Mar) urged caution, citing escalating late‑night noise, fights and repeated police calls near the waterfront. "The main concern is the noise," the owner said, describing tenants who have left because of loud music and disturbances. In response Miss Tondorf said she is applying only for a liquor‑license transfer at the Select Board hearing and emphasized she operates food‑focused restaurants: "I am never going to be someone that's... I own restaurants — I'm a very food driven... business," she said, and added she had reviewed police records for complaints involving her properties.
The Select Board approved the site‑plan waiver by motion and voice vote. The waiver allows a 42‑seat interior restaurant in the existing building with the improvements shown in the submitted plans and explicitly disallows outdoor seating. The applicant is scheduled to appear before the Select Board on Sept. 24 to seek transfer of the liquor license; any entertainment‑license application for live music would be considered separately at that hearing.
