Zoning board approves Williamstown deck variance and lot‑coverage variance for Medford property

At its Feb. 9 meeting the Monroe Township Zoning Board of Adjustment approved two residential variances: a rear‑yard setback variance for a Williamstown homeowner and a lot‑coverage variance for a Medford property owner.
Stacy Sadler of Williamstown told the board she seeks a rear‑yard variance to build a roughly 300‑square‑foot deck at 336 St. Thomas Boulevard in the Holiday City subdivision and said the homeowners association has approved the project. The board heard that the proposed 5‑foot rear setback would be similar to neighboring decks and would not exceed height limits. The board voted to approve the variance; staff will prepare a memorializing resolution for the next meeting so Sadler can proceed with permitting.
The board also granted Brian and Teresa Whitman a lot‑coverage variance for property at 316 West Collins Drive. The Whitmans said they are demolishing a deteriorated house and rebuilding; the existing curved, rock driveway and prior improvements already produced about 16% lot coverage on the 1.25‑acre parcel, and they asked to allow up to 20% coverage. The board treated the condition as a pre‑existing nonconformity, found limited adverse impact, and approved the variance. The Whitmans will receive the resolution at the next meeting and may proceed with permit processing.
Both approvals were recorded on roll call and will be memorialized in resolutions to be provided to the applicants and zoning staff.
