Chris Rice of TF Moran presented the project and noted changes since the January hearing: placement of a right-turn sign at the Gossling Road entrance and a bike-rack relocation. Rice told the board the design team had addressed Technical Advisory Committee comments and received reaffirmation of prior ZBA relief following a re-hearing to correct noticing.
Board members questioned frontage labeling on the site plan; Rice explained the owner is working with city staff and 911 to change the site address so setbacks and frontages will be consistent at construction. No substantive public opposition appeared during the hearing and staff recommended multiple conditions of approval (conditions 2.1–2.6) to ensure compliance with site-plan regulations and TAC recommendations.
The board adopted the findings and granted site-plan approval with the listed conditions.
