Owners Theodore Costantino and Anita Corey told the board the property’s small size and the existing garage’s limited storage compelled the addition.
Applicant Ted (Theodore) Costantino described the proposed enclosed area (approximately 116 square feet) plus a covered open area to shelter trash and recycling bins; the total covered addition was given as about 140 square feet. Neighbor Sam Weinbomb, representing 312 Miller LLC, spoke in support, noting no objection from the adjacent property owner. Board members characterized the request as minor and administrative in scale, discussed measurement tolerances for a 4‑foot setback, and approved the variances as advertised.
The board advised the applicant that field measurements by the building inspector must match the relief granted; staff noted if the final as‑built dimension were smaller than the granted relief the applicant would need to return. The board indicated it expected the applicant to make small plan adjustments if necessary rather than require a rehearing for an inch or two of difference.
