Appellant Mr. Garcia said he filed the appeal after discovering “our house was getting appraised a little higher than everyone else,” and argued several of the county’s comparables fell outside the county’s sales‑window. He presented nearby sales that showed price‑per‑square‑foot figures ranging from about $64 to $104 and asked the board to consider a lower per‑square‑foot range for his house.
County staff representative Miss Burke said county inspectors conducted interior and exterior reviews and found the subject’s effective quality closer to “average plus,” and recommended revising the building value. Miss Burke told the board a revision “lowers the current assessment value to less than what they paid 6 years ago in 2020” and recommended $92,400 based on sales analysis.
Board members discussed whether recent renovations should affect the current assessment; staff said the kitchen work would be picked up in next year’s assessment, not the current year. After deliberation Mr. Mendes moved to confirm the county’s revised 2026 assessment of $92,400; the motion was seconded and the board approved it by voice vote.
The board’s action resolves the appeal for the 2026 assessment cycle; any newly permitted renovations reported after the valuation date will be considered in future assessments.
