The Southfield Zoning Board of Appeals approved a variance June 2 allowing homeowner Reginal Gay to expand an attached two‑car garage into a three‑car garage at 26930 North Monroe.
City staff recommended denial on the grounds that strict enforcement should not cause a unique hardship tied only to the property. Gay told the board he stores vehicles off‑site, is in the auto industry and designed his lot and house orientation in 2003 to minimize visual impact. "I've been in Southfield for about 40 years now," Gay said, describing neighborhood outreach and landscaping to screen the addition.
Board members asked whether similar three‑car garages exist nearby; Mr. Rogers and others noted at least one neighboring three‑car garage and said they had not heard opposition from neighbors at the hearing. Miss Libid moved to approve the variance with the standard requirement that the owner obtain city permits; the motion carried on a voice vote.
What’s next: The appellant must work with the city to secure building permits and inspections before construction begins.
Speakers quoted: Reginal Gay (appellant); Mr. Rogers, Mr. Jenkins and Miss Libid (ZBA members).
