City to seek reversal of conditional-use permit tied to Mike’s Tire Shop parcel
Summary
Staff told council that the conditional-use permit granted to Mike’s Tire Shop was specific to that business; with the business moved, staff recommended the city apply to revert the parcel (WG 010256) back to its underlying C1 zoning and to advertise a public hearing to process the change.

City staff updated the Walnut Grove City Council on the conditional-use status of parcel WG 010256, the former location of Mike’s Tire Shop. Staff said the conditional use was granted specifically to the business and does not automatically transfer to future occupants.
The city official explained that because the business recently moved, the cleanest course is for the city (as applicant) to file a zoning action to remove the conditional-use permit and any associated relief and revert the parcel to the underlying C1 zoning with appropriate overlay restrictions lifted. The city would advertise the matter and hold a public hearing, and staff recommended posting notice and contacting the affected property owners beforehand to avoid surprises.
Council members asked procedural questions and expressed support for the approach; staff said the process would mirror the earlier action that created the conditional use but with the city listed as the applicant to clarify the zoning record. No final vote was taken; council instructed staff to proceed with the advertising and hearing process.
