Attorney Tom Miller introduced the proposal and said the company’s founder, Jody Colti, plans a year‑round facility with nine indoor courts, six outdoor courts and integrated food and beverage services. “Our vision for the 110 flagship is a real social entertainment facility,” Colti told the board, adding the operation will include a championship court with spectator seating and both indoor and outdoor service areas.
Board members focused their questions on how alcohol would be managed between indoor and outdoor areas, security during stadium event days and hours of operation. Robert J. Sarif, the proposed manager of record, said alcohol would not be carried by patrons from indoor to outdoor areas; transfers would be limited to staff restocking. He described outdoor service as a secured, lockable facility and said intoxication monitoring and TIP‑certified staff would be in place.
Select Board members also asked about event‑day risks given Patriot Place’s proximity to large stadium crowds. Brian Early of Patriot Place said the venue expects most customers to be local court users rather than stadium spectators, and the applicant said it would coordinate with Patriot Place, the police department and existing safety partners.
After public Q&A, the board closed the hearing and voted to grant the requested on‑premises annual all‑alcohol restaurant license, a common victualler (food) license and an annual entertainment license for TPM International d/b/a 110 Pickle Ball at 340 Patriot Place. The applicants said they expect to open outdoors in August and indoors in October.
