The Winchester Planning Board on Monday approved two procedural waivers related to the Special Permit PB25-6 application for 433 Mount Vernon Street. The board voted to waive the bylaw requirement for a physical 1:20 project model and to grant setback waivers intended to expand the Mount Vernon and Converse Place sidewalks.
The board recorded a roll-call vote on the physical-model waiver (motion carried by majority; one member opposed) and later voted unanimously to approve the setback waivers. Chair announced the hearing would be continued to Nov. 18 to allow the applicant to submit a unit-by-unit square-footage breakdown, designate which units will be affordable or workforce, and provide broader public access to the digital model used in the presentation.
Board members said they remain undecided on height and FAR relief and requested clearer documentation before taking those final votes. The continuation date gives both the board and the public time to review the material before the board considers the remaining waivers and the special-permit criteria.
