Rowan County commissioners approved a rezoning request June 1 that changes a previously established conditional district to a base Commercial Business Industrial (CBI) zone for a narrow 3.13‑acre parcel at 1840 Boston Road.
Staff said the property was first rezoned in 2020 to a CBI conditional district and later amended; the applicant now asked the board to remove the conditional overlay and allow the base CBI standards to apply so future purchasers or owners would have more flexibility for permitted uses. Sam King, the applicant’s engineer, described the existing building (about 4,000 square feet), access points and the site’s constraints, including nearby industrial development, a guardrail and watershed considerations.
Planning staff and the planning board recommended approval; notices were sent to adjacent owners and staff reported minimal public concern. The board adopted a statement of consistency and approved the rezoning by voice vote.
The action makes the tract subject to base CBI zoning standards rather than the previously stipulated conditional district requirements; any future changes of use or building additions will be subject to applicable permitting and watershed requirements.
