County packages Gillespie Street site for potential downtown hotel and mixed-use development

The board discussed a potential private-development opportunity at the Gillespie Street site in downtown Favville. Commissioners described a concept for a roughly 126-room, full-service hotel with about 8,000 square feet of event space and a roughly 400-space parking deck, together with mixed-use retail components.
A feasibility study updated for the current market indicated there remains local demand for that type of product, the chair said, adding that several flagship hotel brands previously indicated interest. "This is one opportunity," the chair said, noting the county will package the site and engage developers through the consultant used for the feasibility study rather than committing county funds.
The board emphasized interest in leveraging private investment for downtown revitalization and said the county sees this as a way to bring private capital into Favville without obligating taxpayers to a single developer. Commissioners also said they want to ensure additional parking capacity and to recoup site-preparation costs where possible.
When asked whether a downtown hotel would duplicate a city project near the stadium, the chair said he could not comment on the city's plans and suggested those questions be directed to Mayor Coven, but he said the product proposed for the Gillespie Street site could be sustainable even with another hotel nearby.
Staff will continue packaging the property and inviting proposals that meet the county's goals for private investment and downtown activation.
