Planning commission approves three preliminary plats and three rezones, advances recommendations to City Council

The Minot Planning Commission unanimously recommended City Council approval of multiple preliminary plats and associated zoning map amendments at its May 12 meeting.
Staff presented the Omni Third Edition request (owners Corey and Tracy Omni) for a zoning map amendment from R1 (single‑family) to AG (agricultural) and a preliminary plat to adjust a property line so an outbuilding addition meets the 35‑foot agricultural setback; staff recommended adoption of findings and forwarding a positive recommendation to City Council. No members of the public spoke for or against the item; Vice Chair Baumann moved to approve on staff recommendation and the motion passed unanimously.
KLJ Engineering (Curt Curtis Freeman) representing BK Properties LLC requested a preliminary plat — Yurjes' Fourth Addition — to subdivide two parcels into four within the city’s extraterritorial zoning jurisdiction (ETJ). City staff explained that cities with sufficient population may exercise a 2‑mile ETJ for planning and that this subdivision was routed into a major plat process because the property was unplatted; staff recommended approval with no conditions and the commission voted to recommend approval.
Ackerman Surveying (Rob) representing Post One Properties requested a property‑line adjustment and a zoning change from M1 (light industrial) to C2 (general commercial) for property along Highway 52 South and a preliminary plat to create the Post One Properties Addition. Staff recommended approval and noted that future development would be required to add buffering and landscaping where commercial uses abut existing R1 residential; no public opposition was recorded and the commission recommended approval.
Administrative business included approval of the April 14, 2026 minutes (unanimous vote) and a motion to move the June meeting from election day to Monday, June 8 at 5:30 p.m.; that scheduling motion also passed unanimously.
All planning recommendations from the commission will be forwarded to City Council for final action.
